Driveway Drainage and Grading

Almost every driveway that fails early fails because of water. It arrives from somewhere, it sits where it should not, and it gets under the asphalt where frost can act on it. Paving over a drainage problem is the most common way homeowners pay for the same driveway twice.

Ask about driveway drainage and grading

So the assessment starts above the driveway rather than on it. Runoff crossing from a slope, a field or a neighbouring property undermines a drive from below regardless of how well the surface was laid. Downspouts discharging onto asphalt do the same in a smaller area, concentrated enough to punch through in a few seasons.

The fixes are unglamorous and they work. Regrading to restore crown and pitch. A swale to intercept water above the drive. A trench drain across an apron where a garage slab sits below the driveway and the geometry cannot be changed. A culvert under a long rural approach. In the Wachusett and Sudbury watershed towns, where the water ends up is also the town's business, so we account for that rather than moving the problem to your property line.

Look uphill before looking at the asphalt

Almost every driveway that fails early fails because of water. Runoff crossing a drive from a slope, a field or a neighbouring property undermines it from below no matter how well the surface was laid. Downspouts discharging onto asphalt do the same thing in a smaller area, concentrated enough to punch through in a few seasons.

So the assessment starts above the driveway, not on it. Paving over a drainage problem is the single most common way homeowners end up paying for the same driveway twice, and it is the easiest thing in this trade to sell someone who has not been told.

The fixes, and what each one is for

Regrading re-establishes crown and pitch so the surface sheds to its sides. A swale intercepts water above the drive and routes it around. A trench or channel drain across an apron handles the case where geometry cannot be changed, typically where a garage slab sits below the drive. A culvert carries a watercourse under a long rural approach. Relocating a downspout discharge costs almost nothing and solves a surprising number of localised failures.

In the Wachusett and Sudbury watershed towns, where the water ends up is also the town's business. We account for that rather than moving your problem to the property line.

How Massachusetts conditions drive the specification

Massachusetts sets frost depth at 48 inches. A driveway has no footings, so nothing physically reaches four feet, but the frozen zone does, and anything frost can lift it will lift. That makes the base and its drainage the whole structural argument on residential work in this state.

Hot mix here is produced to the MassDOT Standard Specifications, Section 460, using Superpave designs graded by nominal maximum aggregate size. A residential surface course is normally a 12.5 mm mix; a binder course underneath is typically 19.0 mm. Dense graded asphalt needs a compacted lift at least three times the nominal maximum aggregate size, so 12.5 mm wants roughly an inch and a half minimum and 19.0 mm wants nearer three. A coarse mix laid too thin cannot lock its stone together and ravels from the first winter.

Compaction is where the money goes and nobody can see it

Hot mix leaves the plant around 275 to 300 degrees and stops accepting compaction near 185. Everything a roller will ever achieve has to happen inside that window, which shrinks fast on a cool day, on a thin lift, or with wind across the site. Target density on a properly rolled mat sits in the low to mid nineties as a percentage of theoretical maximum.

A few percentage points below that and the mat is permeable. Water then lives inside the asphalt rather than on top of it, and every freeze-thaw cycle works from within. This is why two driveways that look identical on the day of paving can be ten years apart in service life, and why laydown temperature and roller pattern matter more than the brochure the material came with.

Dig Safe, permits and paperwork

M.G.L. c. 82 s. 40 requires Dig Safe notification at least 72 hours before excavation so utilities can mark their lines. It is free and we file it. What it does not cover is private underground work on your own property: septic tanks and leach fields, wells, irrigation, invisible fencing, propane lines and power runs to outbuildings. Tell us where those are, because heavy equipment over a leach field is an expensive mistake Dig Safe will not catch.

Massachusetts also requires a written contract for residential work over $1,000 under M.G.L. c. 142A, and registration under that law gives you access to the state Guaranty Fund. Ask any contractor for their HIC number before paying anything.

Common questions

Before you book

Water pools at my garage door. Can that be fixed without replacing the driveway?

Often yes. If the pooling is caused by pitch near the apron, that area can sometimes be cut out and regraded without touching the rest. If the garage floor sits below the driveway, or the whole drive slopes toward the house, the fix is bigger and may involve a trench drain across the apron. We measure the actual pitch at the estimate so you are told which one you have.

My neighbour's runoff crosses my driveway. Is that mine to fix?

Practically, the damage is yours whether or not the cause is. We can intercept water before it reaches your asphalt, usually with a swale or a drain along that edge, and move it somewhere it does no harm. Where it legally has to go is a separate conversation, and in the watershed towns it is worth getting right rather than improvising.
