Sealcoating Maintenance Plan
A maintained asphalt driveway lasts roughly twenty years in this climate. An unmaintained one needs resurfacing at twelve and replacing not long after. The gap between those two outcomes costs a few hundred dollars every couple of years, which is the whole argument for a schedule rather than a reaction.

The rhythm is simple. Crack sealing annually or whenever a crack opens past a quarter inch, because that is the entry point for water and every winter it stays open makes it worse. Sealcoating every two to three years, not annually, since accumulated coats go brittle and crack on their own.
What this actually buys you is time on the base. Frost damage happens because water reaches the subgrade and freezes there. Everything in a maintenance schedule is aimed at that single mechanism. Keep water out of the base and a New England driveway simply lasts longer, which is why the cheapest maintenance is also the highest return.
We schedule reminders rather than sending an invoice you did not expect. If we look at your surface and it does not need sealing yet, we say so and come back the following year.
Everything in a schedule targets one mechanism
Frost damage happens because water reaches the base and freezes there. That is the whole mechanism, and every item in a maintenance schedule exists to interrupt it at a different point.
Crack sealing closes the direct routes. Sealcoating keeps the surface itself impermeable so water runs off rather than through. Oil spot treatment stops the binder being chemically broken down. Edge and shoulder attention stops the sides crumbling and letting water in from the perimeter. None of it is glamorous and all of it is cheap relative to what it defers.
The two to three year cycle, and why not annual
Sealer builds up. Each coat adds thickness, and an accumulated layer becomes rigid enough to crack under thermal movement on its own, independently of what the asphalt beneath is doing. Those cracks then look like pavement failure and get treated as such.
Two to three years is the interval that keeps the surface protected without building that brittle layer. The test is simple enough to do yourself: pour water on it. If it beads and the colour is dark rather than grey, wait another season. Any contractor recommending annual sealcoating on a residential driveway is selling product rather than maintenance.
How Massachusetts conditions drive the specification
Massachusetts sets frost depth at 48 inches. A driveway has no footings, so nothing physically reaches four feet, but the frozen zone does, and anything frost can lift it will lift. That makes the base and its drainage the whole structural argument on residential work in this state.
Hot mix here is produced to the MassDOT Standard Specifications, Section 460, using Superpave designs graded by nominal maximum aggregate size. A residential surface course is normally a 12.5 mm mix; a binder course underneath is typically 19.0 mm. Dense graded asphalt needs a compacted lift at least three times the nominal maximum aggregate size, so 12.5 mm wants roughly an inch and a half minimum and 19.0 mm wants nearer three. A coarse mix laid too thin cannot lock its stone together and ravels from the first winter.
Compaction is where the money goes and nobody can see it
Hot mix leaves the plant around 275 to 300 degrees and stops accepting compaction near 185. Everything a roller will ever achieve has to happen inside that window, which shrinks fast on a cool day, on a thin lift, or with wind across the site. Target density on a properly rolled mat sits in the low to mid nineties as a percentage of theoretical maximum.
A few percentage points below that and the mat is permeable. Water then lives inside the asphalt rather than on top of it, and every freeze-thaw cycle works from within. This is why two driveways that look identical on the day of paving can be ten years apart in service life, and why laydown temperature and roller pattern matter more than the brochure the material came with.
Dig Safe, permits and paperwork
M.G.L. c. 82 s. 40 requires Dig Safe notification at least 72 hours before excavation so utilities can mark their lines. It is free and we file it. What it does not cover is private underground work on your own property: septic tanks and leach fields, wells, irrigation, invisible fencing, propane lines and power runs to outbuildings. Tell us where those are, because heavy equipment over a leach field is an expensive mistake Dig Safe will not catch.
Massachusetts also requires a written contract for residential work over $1,000 under M.G.L. c. 142A, and registration under that law gives you access to the state Guaranty Fund. Ask any contractor for their HIC number before paying anything.

Is a maintenance plan just a way to sell me sealer I do not need?
It would be if we sealed every year, which is why we do not. Sealcoating on a two to three year cycle is what the surface actually needs, and if we assess yours and it can wait, we tell you and come back next season. The value is in the crack sealing between coats, which is cheap and catches the thing that actually destroys driveways.
What does maintenance save compared with replacing?
A maintained driveway generally reaches around twenty years in this climate against roughly twelve unmaintained. Set the cost of sealing every two to three years against the cost of resurfacing or replacing eight years early and the arithmetic is not close.
